If you are planning a villa stay at Casa de Campo® and you have been doing your research, you have probably come across the term “resort access fee” — or “registration fee” or “Villa Owners Club fee” — and wondered exactly what it is, what it costs, what it covers, and why it exists in the first place.
You are not alone. It is a common question we receive from guests before they book. The fee is real, it is mandatory, and it adds to the total cost of a villa stay — which is exactly why we want to explain it completely, with the current 2026 pricing, before you arrive.
No surprises. No hidden costs. Just the full picture.
Planning your stay:
What Is the Casa de Campo® Access Fee?
The Casa de Campo® resort access fee — officially administered through the Villa Owners Club — is a mandatory per-person, per-night charge that all guests staying in private rental villas at Casa de Campo® must pay in order to access the resort’s facilities and amenities.
It was introduced in October 2018 as a way to formalise the relationship between private villa renters and the resort. Before 2018, the system was more informal. Since then, every guest staying in a private villa — whether booked through an agency like Caribbean Paradise Homes, or through any other platform — must register with the Villa Owners Club and pay the fee for each night of their stay.
The key word is mandatory. It is not optional, it is not included in your villa rental rate, and it cannot be waived. Think of it the same way you would think of a resort fee at a hotel — except that in this case, what you get access to in return is genuinely extraordinary.
2026 Casa de Campo® Access Fee — Current Rates
The fee structure changed on February 1, 2026. If you have seen older quotes or forum posts with lower figures, they likely reference the pre-2026 rates. Here is the current pricing:
| Guest | Rate |
| Adults (age 13 and older) | $30 per person, per night |
| Children (ages 4–12) | $15 per person, per night |
| Children under 4 | Free |
These rates apply year-round — there is no seasonal adjustment, no peak-season surcharge, and no difference based on which villa you are staying in.
For reference, the previous rates (which applied through January 31, 2026) were $25 per adult per night and $12 per child per night. The 2026 increase is approximately 20% across the board.
How to Calculate the Fee for Your Group
The access fee is calculated by multiplying the number of eligible guests by the nightly rate, then by the number of nights. Here are some worked examples that cover the most common group configurations:
Example 1: Couple, 7 nights 2 adults × $30 × 7 nights = $420 total
Example 2: Family of 4 (2 adults + 2 children aged 6 and 9), 7 nights 2 adults × $30 × 7 = $420 2 children × $15 × 7 = $210 Total: $630
Example 3: Extended family of 10 (6 adults + 2 children aged 8 and 11 + 2 children under 4), 10 nights 6 adults × $30 × 10 = $1,800 2 children × $15 × 10 = $300 2 infants × $0 × 10 = $0 Total: $2,100
Example 4: Large group of 16 adults, 5 nights 16 adults × $30 × 5 = $2,400 total
A few practical notes on the calculation:
- Day visitors who come to the resort but do not stay in a villa overnight are not subject to this fee (they may be subject to separate day-pass arrangements). The access fee applies specifically to overnight guests in private rental villas.
- Villa owner family members and close friends are not required to pay the fee but must still register at the Villa Owners Club office upon arrival.
- The fee applies to the total number of guests staying in the villa — not per bedroom. If you have 10 people in an 8-bedroom villa, all 10 pay.
What Does the Access Fee Include?
This is the question that really matters, because the answer is: a lot.
Every registered guest who has paid the access fee receives an ID card valid for the duration of their stay. This card grants access to the following:
Resort amenities included in the fee
Minitas Beach — Casa de Campo’s private white-sand beach, including use of towels and chaise lounges at the beach and at the hotel pool area. This is the main draw for most guests — a sheltered, calm, Caribbean beach that is exclusively accessible to resort guests and villa renters.
All sports facilities — This includes the equestrian center, the shooting center, the tennis and racquet center, and access to the golf courses at preferential villa-guest rates (individual rounds are charged separately — more on that below).
Fitness center — Full use of the resort’s gym at villa owner preferential rates.
Medical access — Access to the services of the Central Romana Medical Center, which provides peace of mind particularly for families traveling with young children or older guests.
What is NOT included in the fee
It is just as important to know what the fee does not cover, so you can budget accurately:
- Golf rounds — Access to the golf courses is included, but playing a round is not. Tee times and green fees are charged separately at villa-guest preferential rates.
- Restaurant meals and drinks — All food and beverage at resort restaurants is charged separately. The discounts from your ID card apply at some venues.
- Spa treatments — The Spa is accessible, but treatments are individually priced.
- Water sports — Kayaking, windsurfing, paddleboarding, and boat excursions at Minitas Beach are charged per session.
- Shooting center sessions — Range time and ammunition are priced per session.
- Equestrian activities — Trail rides, polo sessions, and riding lessons are individually priced.
In short, the access fee buys you the right to access and use the resort’s world-class facilities. The activities themselves, food, and treatments are additional.
Where and How Is the Fee Paid?
The access fee is paid directly to the Villa Owners Club, not to your villa rental agency. Caribbean Paradise Homes collects your villa rental payment — the resort fee is a separate transaction paid on-site.
Where: The Villa Owners Club office is located in the main resort area, near the hotel lobby.
When: The fee should be paid before you begin using resort amenities — ideally at your arrival.
Office hours: Daily from 8:30am to 10:00pm. Extended hours (including late-night arrivals) are available with 24-hour advance notice — if you anticipate arriving late, let us know when you book and we will arrange this.
Payment method: The fee is charged to a credit card. All charges accumulated on your ID card throughout the stay are processed at the end of your visit.
What you receive: Each registered guest gets a personalised ID card with their name and stay dates. This card must be presented at beach facilities, sports centers, and wherever resort access is controlled.
Does the Fee Apply to Children?
Yes, for children aged 4 to 12, the fee is $15 per child per night. Children under 4 years old are admitted free.
For families, it is worth factoring this into your total cost calculation early. A family with three children aged 5, 8, and 10 staying for 10 nights pays an additional $450 in children’s access fees on top of the adult fees — that changes how you compare villa rental quotes.
One thing to note: the children’s facilities at Casa de Campo® are exceptional. The equestrian center runs children’s riding programs, the beach is calm and safe for young swimmers, and the sheer scale of the resort — with golf carts as the primary transport — means children who are old enough to enjoy it typically have an extraordinary experience. The access fee, for most families, is genuinely good value relative to what is included.
Is the Access Fee Worth It?
This is the question we hear from guests after the “what does it cost?” question. The honest answer depends on how you use the resort.
For a golf-focused trip where your group is playing Teeth of the Dog or Dye Fore every morning and spending afternoons at Minitas Beach, the access fee represents exceptional value. You are getting access to facilities that would cost multiples of the fee at comparable destinations — and some of them, like Teeth of the Dog, are simply not replicable anywhere else in the Caribbean.
For a group whose primary interest is relaxing in the villa with the occasional beach day, the fee is still worthwhile — Minitas Beach alone justifies the cost for most guests who have experienced it — but you may find that you use fewer of the sports facilities than a more activity-oriented group.
The single most important thing is simply to know the fee exists and factor it into your budget from the start, rather than encountering it on arrival. That is what this article is for.
The Access Fee vs. Booking Direct Through the Resort
A common question: does the access fee structure change if you book a villa directly through casadecampo.com.do rather than through an independent agency like Caribbean Paradise Homes?
The short answer is no — the access fee is the same regardless of how you book. It is a resort policy applied to all private villa guests, not something negotiated by the booking channel.
What does change between booking direct and booking through Caribbean Paradise Homes:
- Price: We work directly with villa owners and offer a best price guarantee. In many cases we match or beat the resort’s direct pricing on the villa itself.
- Villa selection: The resort’s direct booking system only lists villas that are formally part of their rental program. We represent a wider range of privately-owned villas within the resort, including many that are not bookable through the resort’s own website.
- Concierge quality: Our team specialises exclusively in Casa de Campo®.
Frequently Asked Questions About the Casa de Campo Access Fee
Can the access fee be waived or reduced for a longer stay? No. The fee is a fixed per-person, per-night charge set by the resort. It does not reduce for longer stays and cannot be waived by your rental agency or by the resort for standard bookings.
Is the fee the same at Christmas and New Year? Yes. The per-person nightly rate is the same year-round. However, be aware that some villas have separate Christmas and New Year cancellation policies and minimum stay requirements — your Caribbean Paradise Homes advisor will flag these when relevant.
What if a guest arrives mid-stay? If a guest joins the group after arrival, they register separately at the Villa Owners Club upon their arrival and pay the access fee for the nights they are present. They do not pay for nights before they arrived.
What if a guest leaves early? The resort processes the total fee at the end of the stay based on actual nights. If a guest departs before the group, their charges will be calculated accordingly.
Do staff staying at the villa — a private chef or nanny, for example — pay the fee? Professional service staff accompanying villa guests — such as a private chef arranged through Caribbean Paradise Homes, or a nanny — typically do not pay the resort access fee. Confirm the specific arrangement with the Villa Owners Club office at check-in, as this can vary by circumstance.
Is the access fee refundable if the trip is cancelled? The access fee is paid on-site at check-in, so if a trip is cancelled before arrival, there is nothing to refund. Refund policies for the villa rental itself are set by the individual villa owner and outlined in your rental agreement.
Do villa owners who own their property at Casa de Campo pay this fee? No. The access fee applies specifically to guests renting private villas. Property owners and their invited family members are not subject to the fee, though they must still register with the Villa Owners Club.
