Walk the cobblestones of Altos de Chavón in the late afternoon and the path home runs along the bluff: river canyon on one side, Caribbean on the other. River House is a five-bedroom villa in Vista Chavón, set on the cliff where the Chavón meets the sea, sleeping ten, with an included cook who handles all meals.

Most days, lunch is served on the covered terrace with sweeping views of both the ocean and the river. Perched on a bluff between the two, the villa enjoys a truly unique setting where both waterways are visible from the upper terrace. By sundown, the grill is fired up in the stone outdoor kitchen, and the long dining table comfortably seats all ten guests for an al fresco dinner.

Altos de Chavón is a short cart ride or walkable along the bluff path, close enough to wander up for dinner without driving. Dye Fore tees off at the same address, and the Marina is a few minutes the other way.

RESORT FEE
All guests renting private villas at Casa de Campo Resort are required to register to gain access to the resort and its amenities. Registration fees are set by and paid directly to the resort:
• US$30.00 per adult, per night (ages 13 and older)
• US$15.00 per child, per night (ages 4–12)
• Complimentary for children under 4 years old

RESORT FEE / ACCESS & AMENITIES INCLUDE
Each guest will receive an ID with personal information and details of their stay that will provide access to the following services and amenities:
• Access to golf courses, Fitness Center, resort's restaurants, sports facilities, and other activities.
• Free use of towels and chaise lounges at the pool located in the main hotel area, as well as at Minitas Beach.

Does the cook prepare all the meals?

The included cook prepares all the meals at the villa — breakfast, lunch, and dinner — and works around the group's preferences. The kitchen handles dietary restrictions with advance notice, and the butler manages provisioning, service, and any in-villa dining setups. Groceries and beverages are billed at cost and arranged through the concierge ahead of arrival.

Can River House host a private dinner or a larger group event?

River House is set up for entertaining. The outdoor kitchen, built-in stone bar, and pergola lounge spread across the back of the property, and the long table outside seats the full ten under cover. For larger gatherings beyond the in-villa group, the concierge can coordinate additional staff, catering, live music, and bar service. Most clients use the villa for sit-down dinners; private events with extra guests need pre-approval through Caribbean Paradise Homes and the resort.

How does River House compare to El Cocotal in the same Vista Chavón neighbourhood?

Both villas sit in Vista Chavón on the cliff near Altos de Chavón, but the trip is different. El Cocotal is a ten-bedroom estate with an infinity pool facing Dye Fore and the sea, built for very large multi-family groups. River House is half the size at five bedrooms, with twin pools and a clearer dual-water orientation toward both the Chavón River and the Caribbean. Choose River House for a ten-guest group that wants the bluff position and the walk to Altos without the scale of a full estate.

What makes the sea-and-river position different from other Casa de Campo villas?

Most Casa de Campo villas face either the sea, a golf course, or a lake. River House sits on a narrow stretch of bluff in Vista Chavón where the Chavón River canyon meets the Caribbean, so the villa is oriented toward both at once — the surf to the south, the river running below the cliff to the east. The walk up the bluff path leads directly to Altos de Chavón and Dye Fore, a position only the Vista Chavón cliff villas can offer.

Rental Policies

Security Deposit: A security deposit equivalent to one (1) night’s rental rate is required to cover any loss or damage to the property or its contents during the stay.

Cancellation & Refund Policy

  • If the Guest cancels a reservation sixty (60) days or less prior to arrival, or any reservation during the Christmas and New Year holiday period, all payments made are non-refundable.
  • If the Guest arrives and decides to depart early or cancel the stay for personal reasons, no refunds will be issued for unused rental nights.
  • If the property becomes unavailable or uninhabitable due to circumstances beyond the Owner’s control (including but not limited to fire, hurricane, earthquake, strike, riot, or other force majeure events), the Owner will refund all payments received.
  • In the event of late payment or non-payment, the Owner/Manager reserves the right to cancel the reservation if the outstanding balance is not received within three (3) business days of written notification.

Payment Policies

A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 60 days prior to arrival. If the booking is made after [or within 30 days of when] the second payment would be due, then this payment will be combined and due together with the first payment.
