Cross the lawn at the back of the villa and the path leads straight to a thatched gazebo at the cliff edge, with the Caribbean Sea below and nobody else within earshot. This is Punta Arrecife, a five-bedroom oceanfront villa on the eastern promontory of Punta Minitas, sleeping ten across a plantation-style estate with an included cook handling all the meals.

Most days start out on the lawn with drinks before the heat. The sea is on two sides of the property, and the infinity pool runs along the back terrace. By midday some are at the water and others at the outdoor kitchen pulling lunch together. The cliff-edge gazebo stands above the rocks where the sea sounds louder than it does from the pool. Whoever wants to move before lunch finds the private gym off to the side of the property. By sundown the cook has the table set under the beamed great room, and whoever skipped breakfast is already in their seat.

Punta Minitas sits east of the resort core, a short ride from Minitas Beach and the Marina. Teeth of the Dog and The Links are a quick cart ride inland. Punta Arrecife is the villa to book for two or three couples on an oceanfront week, with the resort close at hand and someone else handling the meals.

Q: Is Punta Arrecife a good fit for two or three couples or a small family?
Yes. The villa sleeps ten across five bedrooms, with both oceanfront and garden-view rooms so each couple or generation can pick the orientation that suits them. The pool, outdoor kitchen, and cliff-edge gazebo give the group multiple zones to spread across during the day. The great room and the long colonial dining table bring everyone back together for meals. It works equally well for a multi-couple holiday or a multi-generation family week.

Q: Is Punta Arrecife suitable for families with young children?
It can be, with two practical caveats. The villa is on a rocky clifftop with the cliff-edge gazebo above the sea, so the outdoor space is not enclosed and the cliff line is unfenced — younger children will need close supervision outside. The pool is on the back terrace and is also unfenced. Inside, the garden-facing bedrooms are quieter and further from the main stairs than the oceanfront primary, which suits families who want the kids on the same floor. You can arrange cribs and high chairs through the concierge before arrival.

Q: How does Punta Arrecife compare to other oceanfront villas in Punta Minitas?
Punta Minitas has several oceanfront villas, and they differ less in proximity to the sea than in what they put between you and it. Casa Minitas, La Plage, and Casa Bahia Azul are along Minitas Bay with private sand frontage. Villa Santorini is on the eastern cove with a curved staircase down to its own beach. Punta Arrecife is the clifftop option — the sea wraps two sides of the property and a thatched gazebo perches at the rock edge, but there is no walk-down beach. Minitas Beach is a short ride away. The trade-off is price: Punta Arrecife rents at well below the bay villas while still offering the oceanfront stay.

Q: What makes the cliff-edge gazebo and the private gym different from other Casa de Campo villas?
Two features at Punta Arrecife are rare across the CPH portfolio. The cliff-edge gazebo is a thatched waterfront pavilion reached by a stone path across the back lawn, right above the Caribbean Sea on the rocky promontory. It's a second outdoor dining or sundowner spot away from the pool, with no neighbours in earshot. The private gym is a dedicated room on the property with hardwood floor, treadmill, stationary bike, and weight equipment. Most CPH villas rely on the resort fitness centre; at Punta Arrecife the workout is at home.

RESORT FEE
All guests renting private villas at Casa de Campo Resort are required to register to gain access to the resort and its amenities. Registration fees are set by and paid directly to the resort:
• US$30.00 per adult, per night (ages 13 and older)
• US$15.00 per child, per night (ages 4–12)
• Complimentary for children under 4 years old

RESORT FEE / ACCESS & AMENITIES INCLUDE
Each guest will receive an ID with personal information and details of their stay that will provide access to the following services and amenities:
• Access to golf courses, Fitness Center, resort's restaurants, sports facilities, and other activities.

Rental Policies

Security Deposit: A security deposit equivalent to one (1) night’s rental rate is required to cover any loss or damage to the property or its contents during the stay.

Cancellation & Refund Policy

  • If the Guest cancels a reservation sixty (60) days or less prior to arrival, or any reservation during the Christmas and New Year holiday period, all payments made are non-refundable.
  • If the Guest arrives and decides to depart early or cancel the stay for personal reasons, no refunds will be issued for unused rental nights.
  • If the property becomes unavailable or uninhabitable due to circumstances beyond the Owner’s control (including but not limited to fire, hurricane, earthquake, strike, riot, or other force majeure events), the Owner will refund all payments received.
  • In the event of late payment or non-payment, the Owner/Manager reserves the right to cancel the reservation if the outstanding balance is not received within three (3) business days of written notification.

Payment Policies

A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 60 days prior to arrival. If the booking is made after [or within 30 days of when] the second payment would be due, then this payment will be combined and due together with the first payment.
