The shortlist covers the four parts of Casa de Campo that drive almost every booking we take — the beachfront along Minitas Bay, the fairways of Pete Dye’s three championship courses (including Teeth of the Dog), the walkable Marina district, and the cliffside estates of Punta Aguila.

How we built this shortlist. After 23 years booking villas inside Casa de Campo, every property in our portfolio is selected against five criteria — and only twelve are the ones we recommend most often when a guest asks us cold.

1. Location quality. The immediate setting and how it pairs with what guests come to Casa de Campo for — beach, golf, marina, or cliffside privacy.

2. Design quality. Interior finishes, outdoor flow, and whether the villa is as photogenic in person as it is in marketing photography.

3. Service capability. The strength of the in-villa staff, the owner’s investment in service standards, and the reliability of the housekeeping team.

4. Owner relationship. A direct, long-standing relationship between CPH and the villa owner, with continuous availability and pricing visibility.

5. Consistency of delivery. Whether the actual stay matches the brochure, every time. If a villa drops on any of those five, we don’t represent it — which is why our portfolio sits at ~80 villas rather than a few hundred.

A morning at Casa Minitas starts on a private beach below the terrace. A morning at Casa Cana starts on the fairway of Teeth of the Dog. Every villa includes full in-villa staff as standard: housekeepers, cook (all the meals for the group up to capacity), security, pool and garden maintenance. Butler and villa-manager added on the larger estates. Private chef coverage scales with group size and event programming.

Booking lead times

  • Christmas / New Year & Easter Week — 12–18 months ahead across the entire shortlist
  • High season (mid-January through mid-April, plus US Thanksgiving) — 6–12 months ahead
  • Low season (May–November, hurricane window included) — 3–6 month windows often available
  • Wedding-party blocks — book the multi-villa block 12–18 months ahead when the wedding date is set, regardless of season

What is the actual difference between the 12 villas on this list and the rest of CPH’s portfolio?

These 12 are the ones we personally recommend most often when a brief comes in cold — strong location, design that holds up in person, in-villa staff with long tenure, and an owner relationship that gives us pricing visibility and consistent availability. The other ~70 villas in our portfolio are great fits for specific briefs; this list is the entry point for first-time guests asking “where do we start.”

Can we book any of these 12 villas directly, or do we have to go through the resort?

Direct with Caribbean Paradise Homes. Many CPH-represented villas aren’t bookable through the resort’s central reservations — we work directly with each owner. Our pricing matches or beats the resort’s direct rates, and the resort access fee is identical regardless of booking channel.

Can these villas host a wedding ceremony or reception?

No. Casa de Campo runs ceremonies, receptions, and wedding events through the resort itself — not through individual villas. What we do at CPH is house the wedding party and their guests across multiple villas with one coordinated booking. If you’re attending a wedding on resort and want a villa instead of a hotel room, this is exactly what we do. We typically coordinate multi-villa blocks of 3–6 villas for wedding parties, with shared transfers, in-villa staff schedules, and one point of contact.

Which villas are best for a golf trip?

Three branches. Golf Villa 8 for compact serious-golf groups of 4–8 (walkable to Teeth of the Dog). La Florentina for golf groups who also want the most cinematic view at the resort (Dye Fore frontage with Chavón River views). Hacienda Mallet for mixed-ability family golf trips that want a base-camp setup with a putting green on-site.

How is Casa de Campo different from Punta Cana, and why does that affect villa choice?

Casa de Campo runs on private villa staff and individual property service. Punta Cana runs on all-inclusive resort infrastructure. The two markets serve different briefs — Casa de Campo for groups that want their own home, their own cook, their own schedule, and the privacy that comes with all of it; Punta Cana for groups that want buffet, beach club, and zero coordination.

Does the cook actually handle all our meals?

Yes. The included cook handles all the meals for the group up to the villa’s stated capacity — breakfast, lunch, dinner. For larger group counts (16+), we add a waiter or second cook. Menus are coordinated with our concierge before arrival.

What is the resort fee, and does it change between these 12 villas?

The Casa de Campo resort access fee is the same flat per-person-per-day charge across all villa rentals on resort, regardless of villa or booking channel. It covers resort entry, the use of resort facilities, and beach access. The fee is communicated in writing at the time of reservation.

How do I get a tailored shortlist for my actual trip?
